Ground Floor
The ground floor is open plan with full kitchen, lounge and a dining area which has 2 sets of double sliding doors giving access to a large terrace and pool. There is also a cloakroom and a double ensuite bedroom on the ground floor and air conditioning throughout.

Kitchen
The kitchen has a full range of floor and wall cupboards with granite worktops and stainless steel appliances, including a gas hob, eye-level electric oven, 6 foot tall fridge-freezer, dishwasher, microwave and washing machine. Apart from a kettle, there is also a filter coffee maker and juicer.

Lounge
The lounge has 2 sofas (not convertible to beds) and chairs, widescreen TV, internet router, satellite receiver, DVD player and IPod Dock, coffee table and a fireplace with working log-burning grate and chimney. Double glass sliding doors open onto the covered terrace.

Dining Room
The dining room has a table and eight chairs and double glass sliding doors to the terrace and swimming pool.

Bedrooms 
Each bedroom has a tiled floor and a tiled wet room with shower, wash basin and toilet. Each of the bedrooms has air conditioning and a triple mirror-fronted wardrobe with shelves down one side, drawers and double hanging space. Double glass sliding doors open from every bedroom onto its own balcony. From every bedroom there are fantastic, open views of the mountains around Dalyan. Each has 2 chairs, so you can sit on your balcony and enjoy the views.

First Floor

Bedroom 1
Twin full-width 3′ single beds, ensuite wet room and a balcony with glass sliding door access.

Bedroom 3
Double bed, ensuite wet room and a balcony with glass sliding door access, overlooking the pool and with views of Kaunos mountain across the river, where lie the ancient ruins of Kaunos city.

Outside
The Swimming Pool, which is completely private, is very large (9m x 4m) and has a depth of between 1.5m and 2m. There is no shallow end, but there is a small adjacent shallow toddler pool for supervised play. The pool area has a marble and ceramic tiled surround. There are both steps and a ladder into the pool and a nearby shower.

In 2024 the entire pool, surrounding area and garden were totally refurbished. The pool is no longer filled with chemicals but Is a state-of-the-art saltwater system with modern ceramic tiling – it is one of only a handful of saltwater pools in Dalyan. Salt water is better for the skin and the environment. It is gentle on the skin – no more stinging eyes – and is just like swimming in fresh water – not at all like being in the sea!

Double glass doors from the villa open onto a big, covered Terrace with views over the gardens and pool. It has a glass-topped table and chairs for 8 people. There is a pool-side brick charcoal Barbecue and a Turkish pergola with cushions where you can lounge with friends, drink apple tea (or beer) and put the world right.

The surrounding garden is laid to grass with scented shrub borders – hibiscus, jasmine, oleander and masses of beautiful bougainvillea. There are sun loungers and drinks tables for each person.’
